What is AMI?
Area Median Income (AMI) is the midpoint of a region's income distribution, published annually by HUD. In Santa Clara County (which covers most of the Bay Area cities we track), the 2024 AMI for a 4-person household is approximately $168,500.
BMR listings specify which AMI bracket they serve. For example, a listing at "80% AMI" means your household income must be at or below 80% of the area median income, adjusted for household size.
